Using VIVA MLS Comparables

How to use VIVA MLS Comparables

AUTOPROP integrates with your VIVA MLS account to automate comparable property searches, making it easier to perform CMAs, pricing analysis, and prospecting.

This guide will walk you through setting up and using the VIVA MLS Comparables data source within a Property Report.


Step 1: Select a Property

Start by selecting the subject property.

You can:

  • Search for an address using the search bar and select it from the dropdown list, or

  • Right-click directly on a property on the map

The selected property will be highlighted on the map.


Step 2: Open a Property Report

Click Property Report from the property information panel.

The report will load using your current default settings.


Step 3: Enable VIVA MLS Comparables

  1. Click Adjust Report Contents.

  2. Locate VIVA MLS Comparables.

  3. Enable the data source.

  4. Click Update.

By default, AUTOPROP performs a broad comparable search using:

  • 1 km search radius

  • Active listings

  • Sold listings

  • Pending listings

  • Sold date within the last 6 months

These settings can be customized to suit your needs.


Step 4: Save Default Search Settings

If you frequently use the same search criteria:

  1. Click the star beside VIVA MLS Comparables.

  2. The star will turn yellow.

  3. Click Update.

Your selected criteria will be used as the default search settings for future reports.


Step 5: Review Comparable Listings

Once the search completes, comparable listings will be displayed:

  • On a map

  • In a comparable listings table

To quickly navigate to the section:

  1. Click Go To at the top of the report next to Adjust Report Contents.

  2. Select VIVA MLS Comparables.


Step 6: Refine Your Search

To create a more targeted comparable search:

  1. Click Adjust above the VIVA MLS Comparables map.

  2. Update your search criteria.

  3. Click Update.

Common filters include:

  • Property type

  • Price range

  • Bedrooms

  • Bathrooms

  • Square footage

  • Lot size

  • Listing status

  • Date ranges

  • Search radius

Tip: Review the initial results before refining your criteria to determine appropriate ranges.


Search by MLS Number

You can also search for specific listings using MLS numbers.

  1. Enter one or more MLS numbers into the Search by MLS # field.

  2. Choose whether to keep or disable the radius search.

  3. Click Update.

If the radius search is disabled, only the MLS numbers entered will be displayed.


Customize Table Columns

The Comparables table can be customized to display the information most relevant to your analysis.

To Customize Columns:

  1. Click Customize Columns above the table.

  2. Add or remove columns.

  3. Reorder columns.

  4. Choose whether to save the configuration as a preset.

  5. Click Customize.

You can also increase or decrease the table font size using the display controls (A+,A-) above the table.


Remove Individual Listings

To remove a comparable from the analysis:

  1. Click the trash can icon beside the listing.

The listing will be removed from the table and calculations.


View Comparable Averages

AUTOPROP automatically calculates key statistics from your comparable set, including:

  • Average Sale Price

  • Average List Price

  • Average Days on Market

  • Average Price per Square Foot

These calculations appear at the bottom of the Comparables table.


Download Full Listing Reports

To download full VIVA MLS listing reports:

  1. Select one or more listings using the checkboxes.

  2. Click Download Full Listing.

Available report formats may include:

  • Full Property View

  • One Page Client

  • One Page Agent

  • Photos View

The downloaded listing reports will be added directly below the Comparables table.


Export Comparable Data

To export the comparable listings:

  1. Click Export Table to CSV.

The table data will be downloaded as a spreadsheet for further analysis.


Prospecting with Comparable Listings

Exported comparable data can also be used for prospecting.

  1. Export the Comparables table.

  2. Copy the PIDs from the spreadsheet.

  3. Open Manual PID Entry in AUTOPROP.

  4. Paste the PIDs and click Search.

AUTOPROP will highlight the associated properties on the map, allowing you to perform additional research or create prospecting lists.

VIVA MLS Comparables can be used for:

  • Comparative Market Analyses (CMAs)

  • Listing presentations

  • Pricing analysis

  • Buyer research

  • Market evaluations

  • Prospecting and lead generation


Quick Recap

  1. Select a property.

  2. Open a Property Report.

  3. Enable VIVA MLS Comparables.

  4. Review and refine comparable listings.

  5. Customize columns and filters.

  6. Analyze averages.

  7. Download listings or export data.

  8. Use exported data for prospecting.
