AUTOPROP makes it easy to identify expired and terminated listings that have not been relisted or sold, helping you build highly targeted prospecting lists.
This workflow uses Paragon Residential Comparables, Excel, and AUTOPROP's property selection tools to create a database of potential leads.
Step 1: Select a Search Area
Start by navigating to the area you would like to prospect.
Right-click on a centrally located property.
Click Property Report.
Step 2: Load Comparable Listings
To speed up the search, configure the report to load only comparable listing data.
Click Adjust Report Contents.
Deselect all data sources except Paragon Residential Comparables.
Within the Paragon Residential Comparables section:
Include the following listing statuses:
Expired
Terminated
Active
Closed
Select an appropriate:
Search radius (typically 2–10 km)
Property type
List date range
Sold date range
For example:
List Date: Last 9 months
Sold Date: Last 3 months
Click Update.
Once the search completes, the listings will be displayed on the map.
Step 4: Export the Listings
Click Export Table to CSV and save the file to your computer.
Step 5: Import the Data into Google Sheets
Open Google Sheets.
Click the + Blank Spreadsheet option.
Select File → Import.
Open the Upload tab.
Upload the CSV file exported from AUTOPROP.
Click Import Data.
Your listing data will now be loaded into Google Sheets.
Step 6: Highlight Duplicate PIDs
To identify listings that have been relisted or sold, we'll highlight duplicate PIDs.
Select the PID column.
Click Format → Conditional Formatting.
Under Format Cells If, choose Custom Formula Is.
Enter the following formula:
=countif($A:$A,A1)>1
Click Done.
Any duplicate PIDs will now be highlighted.
Step 7: Filter for Expired and Terminated Listings
Select the entire spreadsheet.
Click Create a Filter.
Open the filter menu on the Status column.
Deselect:
Active
Sold
Apply the filter.
You should now be viewing only expired and terminated listings.
Step 8: Identify Unique Expired Listings
Properties with highlighted PIDs have likely been relisted or sold.
The properties that remain unhighlighted represent expired or terminated listings that have not subsequently sold or been relisted.
These are typically the strongest prospecting opportunities.
Step 9: Import the PIDs Back into AUTOPROP
Copy the unhighlighted PIDs.
Open AUTOPROP.
Click Manual PID Entry.
Paste the PIDs into the search box.
Click Search.
Click Add All Checked.
The properties will now be highlighted on the map.
Step 10: Load Additional Property Data
Open the Properties Table and load any information you would like to analyze, such as:
Sales History
Assessment Values
Lot Size
Property Characteristics
Ownership Information
This allows you to further qualify your prospecting list.
Step 11: Export Your Prospecting Database
Once your analysis is complete:
Export the selected properties.
Save the data as a spreadsheet for future prospecting campaigns.
You now have a targeted database of expired and terminated listings that have not been relisted or sold.
