MLS® Monitor – Getting Started

Learn how to use MLS® Monitor to track MLS® listing activity in your chosen areas. Create watched areas, customize listing criteria, receive daily notifications, and stay informed about market changes automatically.

Stay informed about listing activity in the markets that matter most to you with MLS® Monitor.

MLS® Monitor automatically tracks MLS® listing activity within your chosen areas and notifies you when new listings, sales, price changes, and other market activity occur, helping you stay ahead of the market with minimal effort.

Whether you're a REALTOR®, broker, appraiser, or investor, MLS® Monitor provides valuable market intelligence delivered directly to you.


What is MLS® Monitor?

MLS® Monitor is an advanced notification tool that tracks MLS® listings within your selected geographic areas and alerts you when listings matching your criteria appear or change.

With MLS® Monitor, you can:

  • Track specific neighbourhoods or communities

  • Monitor custom geographic boundaries

  • Receive daily listing alerts

  • Watch for new listings, sales, and status changes

  • Filter notifications using detailed search criteria

  • Export and analyze listing activity


Step 1: Create a Watched Area

Before MLS® Monitor can begin tracking listings, you'll need to define the area you want to monitor.

You can create a Watched Area in one of two ways.

Option A: Select an Area from a List

  1. Click + New Notification.

  2. Select Select an Area from a List.

Choose:

  • An Area

  • One or more Sub-Areas/Communities

Click Add to List to add the selected areas to your Watched Area.

Repeat this process if you'd like to monitor multiple areas.

When finished, click Continue.


Option B: Draw a Custom Boundary

Need to monitor a very specific geographic area?

Use Draw a Boundary to create your own custom search area.

  1. Click + New Notification.

  2. Select Draw a Boundary.

  3. Draw the desired boundary directly on the map.

This option is ideal for:

  • Farm areas

  • Development corridors

  • School catchments

  • Specific neighbourhood sections


Step 2: Configure Your Notification Criteria

Once you've selected your area, it's time to define which listings you want to track.

Name Your Watched Area

Choose a descriptive name so you can easily identify it later.

Examples:

  • Burnaby North – New & Sold Listings

  • Coquitlam Condos Under $750K

  • Langley Development Opportunities


Choose Your Search Criteria

Enable MLS® Listings and configure your filters.

Available criteria include:

Listing Status

Examples:

  • Active

  • Sold

  • Pending

  • Expired

  • Terminated

Property Class and Type

Examples:

  • House/Single Family

  • Condo

  • Townhouse

  • Land

Additional Filters

You can also filter by:

  • Price range

  • Bedrooms

  • Bathrooms

  • Year Built

  • Floor Area

  • Lot Size

  • Zone Code

  • And much more

Example

To receive notifications for:

  • New Active listings

  • Sold listings

  • Single-family homes

  • Maximum price of $2,500,000

Simply select:

  • Status: Active and Sold

  • Property Type: House/Single Family

  • Maximum Price: $2,500,000

Once your criteria are complete, click Save & Preview.

Your Watched Area is now active.


Accessing your Watched Areas

To access your Watched Areas dashboard you can click your Folder icon and select Watched Areas

The dashboard includes:

  • A table of Watched Areas

  • An option to edit the Watched Area name

  • Options to add a new area

  • Actions button


Step 3: Receive Notifications

MLS® Monitor delivers notifications daily in two ways:

Email Notifications

Daily email summaries include:

  • New listings

  • Listing changes

  • Status updates

Each email includes direct links back to AUTOPROP, allowing you to review listings in greater detail.


In-App Notifications

You can also review notifications directly within AUTOPROP.

  1. Click the Notification Bell in the top-right corner.

  2. The red badge indicates the number of unread notifications.

  3. Click the name to open the Watched Area and view notifications.


Listing Colours

  • Yellow rows indicate newly added listings.

  • White rows indicate older listings.


Viewing Full Listing Details

Click the property address link in blue to open complete MLS® listing.


Mapping Listings

Click the Crosshairs icon beside a listing to place a pin on the map showing the property's location.


Select and Export Listings

Use the checkboxes to select listings.

Selected listings can then be:

  • Added to the map using Select on Map

  • Exported using Export to CSV

CSV exports can be opened in Excel or Google Sheets for further analysis.


Managing Watched Areas

Renew Monitoring

Watched Areas remain active for 365 days.

To extend monitoring, click Renew at any time.


Modify Search Criteria or Boundaries

Need to make changes?

Click Adjust to:

  • Edit your boundary

  • Change monitored areas

  • Modify search criteria


Review Criteria

Click the Criteria tab to review:

  • Watched Area boundaries

  • Selected Areas and Sub-Areas

  • Active search filters
