AUTOPROP offers several ways to search and analyze properties by zoning.
Whether you want to quickly identify a specific zoning district, view zoning information across a municipality, or perform advanced property searches, there are tools available to suit your needs.
Methods for Searching by Zoning
There are three ways to search by zoning in AUTOPROP:
Zone Search – Quickly isolate and visualize specific zoning districts.
Zoning Layer – Display all zoning areas directly on the map.
SiteFinder – Perform advanced searches using zoning, lot size, development applications and other property criteria.
Zone Search
*For FVREB members the Zone Search tool is available through the AUTOPROP Pro upgrade
Zone Search allows you to highlight a specific zoning district within a municipality, making it easy to identify and select properties within that zone.
Step 1: Isolate a Zoning District
Navigate to the municipality you want to search.
Click the Zone Search button located in the bottom-left corner of the map.
Select the desired Municipality and Zone.
Choose a highlight colour that stands out clearly on the map (bright colours such as pink, yellow, or green work best).
Click Add.
Click Done.
The selected zoning district will now be highlighted on the map.
Step 2: Select Properties Within the Zone
Use the selection tools located beside the address search bar or right click on each property you want to select.
Draw your selection around the highlighted properties within the zoning district.
Note: If a strata selection window appears, you can select Cancel to work with an unstratified database of individual PID parcels. These properties are often easier to assemble because they typically have fewer ownership complexities.
Step 3: View Property Data
After selecting your properties:
Click Property Table in the bottom-left corner of the map.
Select Load Data to access detailed property information, including lot sizes, assessments, ownership details, and more.
Zoning Layer
If you do not have access to Zone Search, you can still view zoning information using the Zoning Layer.
Enable the Zoning Layer
Open the Layers menu by clicking the blue circular button in the top-left corner of the map.
Expand the Land Use section.
Turn on the Zoning layer.
Different zoning districts will be displayed using colour-coded overlays.
View Zoning Information
Click anywhere within a zoning area on the map to view the applicable zoning designation and related information.
SiteFinder
SiteFinder is AUTOPROP's advanced property search tool. It allows you to search for properties using zoning, lot size, and numerous other criteria to identify development and investment opportunities.
With SiteFinder, you can:
Search by zoning code
Filter by lot size
Combine multiple search criteria
Build highly targeted property lists

Example Use Case
Using SiteFinder, you can easily locate all properties within a municipality that meet specific zoning and lot size requirements. For example, you could search for all C-2 zoned properties within a defined lot size range to identify potential development sites.
