AUTOPROP's CMA tool provides REALTORS® with two calculations to support your property evaluation.

The CMA calculates one price range based on market activity using floor area, and a second calculated using lot size.

The calculation using floor area is as follows:

(Average Price Per Square Foot Floor Area x Floor Area of Subject Property) ± 3%.

= Lower end of range (-3%) - Higher end of range (+3%).

The calculation using lot size is as follows:

(Average Price Per Square Foot Lot Size x Lot Size of Subject Property) ± 3%.

= Lower end of range (-3%) - Higher end of range (+3%).

There is a 6% point differential in total between the lower end of the range and the higher end of the range.
