The AUTOPROP CMA tool offers a fast, intuitive and effective option for CMAs you may create for listings, while representing a buyer, or to create market updates for your existing client portfolio.
Let's review how to access and make use of this feature in AUTOPROP.
Start by selecting a property on the AUTOPROP Dashboard by typing in the address, searching by PID or by right-clicking directly on top of a parcel. Click on the selected parcel highlighted in red, and choose the 'CMA' option:
Review your Subject Property information in the left panel, including Zone Code from the municipality, and tax record information from your MLS®:
Enter in your preferred criteria in the center panel. You can choose from 5 listings statuses, and enter in a maximum number of results for each. You have the option of searching by Area, Sub-Area or Radius, zoning, Property Class & Type, Search Date, List Date and Status Change Date ranges alongside several more options. Some of the criteria is pre-filled - you are free to change or adjust your search as you see fit:
We encourage you to start with a geographic filter and time frame at a minimum for best results.
If you already have specific listings in mind to add to your CMA, you can enter in the MLS® number(s) manually in the panel on the right:
Once you're satisfied with your search criteria, click on 'Get Listings' to visualize your results:
Scroll in on the map to see a closer view of your listing results. Click on the pins that appear, to open dialogue boxes with more information. Clicking on 'Detail' within the dialogue box will open the listing sheet and photos on that property:
Scroll down on this page to see a tableview of results. Click on the checkbox at the far left of the table to remove listings from your analysis. Click on individual addresses under the 'Address' column to open up listing pages and see more information such as REALTOR® notes and photos on the comparable:
To adjust for specific characteristics or market changes, toggle on the 'Adjustments' tab and adjust for your selected listings:
Scroll to the bottom of the page to review the Price Guide and Price Ranges. The Price Guide will include any listings in your results with a checked box (furthest column to the left in tableview). Remember: if you uncheck a listing, you remove it from the Price Guide and from the Presentation you share with your client:
If you would like to include the Price Range in your CMA Presentation, enter in your chosen values where the arrow indicates in the image above. You can adjust the numbers as you see fit.
Note: Below is the calculation for the two Price Ranges on display:
Based on floor area:
(Average Price Per Square Foot Floor Area x Floor Area of Subject Property) ± 3%.
= Lower end of range (-3%) - Higher end of range (+3%).
Based on lot size:
(Average Price Per Square Foot Lot Size x Lot Size of Subject Property) ± 3%.
= Lower end of range (-3%) - Higher end of range (+3%).
There is a 6% point differential in total between the lower end of the range and the higher end of the range.
To add commentary, notes or analysis to your CMA Presentation, click on the 'Add Note' button under 'Strategy':
If you'd like to change your filtering criteria, click on 'Back'. If you're satisfied with your results and want to preview your presentation and save or share, click on 'Save & Preview':
Click on the different tabs to preview what your client will see through the interactive weblink. To remove or reorder tabs, click on 'Adjust CMA Contents':
Note that you can review your search criteria as well as add images or documents:
Click on 'Share CMA' to generate a PDF or a weblink to share and/or present to your client:

If you'd like to access CMAs that you've created in the past, click on the folder icon in the top right corner of any AUTOPROP page. Please note that your CMA presentations are saved to your account once you've reached the 'Preview & Adjust' tab:
If you'd like to revoke access to an interactive weblink CMA that you've shared with a client, you must delete the CMA in your saved collection. If you'd like to save a record of the CMA, you must generate and save a PDF before you click delete:
The interactive weblink version of the CMA is a 'snapshot in time' presentation - it does not update automatically if listing values change. You will need to recreate a CMA on your subject property to see updated values.
