AUTOPROP CMA Guide

The AUTOPROP CMA tool provides a fast, intuitive, and effective way to create Comparative Market Analyses (CMAs) for listings, buyer representation, and client market updates. This guide walks through how to access the tool, configure your search, review results, and share your presentation with clients.


Accessing the CMA

To begin, select a property in AUTOPROP by:

  • Typing in an address

  • Searching by PID

  • Right-clicking directly on a parcel on the map

Once the parcel is highlighted in red, click on it and select “CMA.”


Reviewing the Subject Property

After opening the CMA tool, review the Subject Property details displayed in the left-hand panel. This includes:

  • Municipal zoning information

  • Tax record information

  • MLS® details associated with the property

Tip: This information is pulled automatically and may need updating so it's important to review. You can click edit above the property photo to edit/add any information.


Setting Your Search Criteria

In the center panel, customize the search criteria for your comparables.

Available filters include:

  • Maximum number of results per status

  • Area, Sub-Area, or Radius

  • Zoning

  • Property Class and Type

  • Search Date

  • List Date

  • Status Change Date

  • Additional property filters

Some criteria may be pre-filled automatically, but you can adjust all filters as needed.

Recommended Best Practice

For the most relevant results, we recommend using at minimum:

  • A geographic filter

  • A defined time frame


Adding Specific MLS® Listings

If you already know which properties you would like to include in your CMA, you can manually enter MLS® numbers in the panel on the right-hand side.


Viewing Listing Results

Once your criteria are set, click “Get Listings” in the top right to generate results.

You can then:

  • Zoom in on the map to review listing locations

  • Click map pins to view listing summaries

  • Select “Detail” to open full listing sheets and photos


Reviewing Comparable Listings

Scroll down to view your listings in table format.

From the table view, you can:

  • Remove listings by unchecking the box on the far left

  • Click individual addresses to open full listing details

  • Review REALTOR® notes and property photos

Only checked listings will be included in your CMA analysis and presentation.


Applying Price Adjustments

To adjust comparables for property characteristics or market conditions:

  1. Open the “Adjustments” tab

  2. Enter adjustments for your selected listings

These adjustments will be reflected in the Price Guide and presentation output.


Reviewing the Price Guide & Price Ranges

At the bottom of the page, you’ll find the:

  • Price Guide

  • Price Ranges

The Price Guide only includes listings that remain checked in the table view.

If you remove a listing from the table, it will also be removed from:

  • The Price Guide

  • The client presentation

Including a Price Range in Your Presentation

To display a Price Range in the CMA presentation, enter your preferred values in the designated fields. These values can be adjusted manually as needed.

Price Range Calculations

Based on Floor Area

Based on floor area:

(Average Price Per Square Foot Floor Area x Floor Area of Subject Property) ± 3%.

= Lower end of range (-3%) - Higher end of range (+3%).

This generates a range from:

  • Lower end: -3%

  • Higher end: +3%

Based on Lot Size

Based on lot size:

(Average Price Per Square Foot Lot Size x Lot Size of Subject Property) ± 3%.

= Lower end of range (-3%) - Higher end of range (+3%).

This generates a range from:

  • Lower end: -3%

  • Higher end: +3%

There is a total 6% spread between the low and high ends of each range.


Adding Notes & Strategy Commentary

To include custom notes, commentary, or pricing strategy within the presentation:

  1. Navigate to the “Strategy” section

  2. Click “Add Note”

This is useful for adding market context, recommendations, or client-facing analysis.


Previewing & Saving Your CMA

If you need to modify your search filters, click “Back.”

When you are satisfied with your results:

  1. Click “Save & Preview”

  2. Review the presentation tabs as your client will see them

  3. Use “Adjust CMA Contents” to:

    • Reorder tabs

    • Remove tabs

    • Customize presentation content

You can also:

  • Review your search criteria

  • Upload supporting images or documents


Sharing Your CMA

Click “Share CMA” to generate either:

  • A PDF version

  • An interactive web link

These options can be used to present or share the CMA directly with your client.


Additional Notes

Price Adjustments

AUTOPROP allows users to apply custom price adjustments to comparable listings.

Accessing Saved CMAs

To access previously created CMAs:

  1. Click the folder icon in the top-right corner of any AUTOPROP page

Please note that CMAs are only saved once you have reached the “Preview & Adjust” stage.


Revoking Access to Shared CMAs

To revoke access to a shared interactive CMA:

  1. Delete the CMA from your saved collection

Important:

  • Deleting the CMA will disable the shared web link

  • If you need to retain a copy, generate and save a PDF before deleting the CMA

Interactive CMA web links are snapshot-based presentations and do not update automatically when listing data changes. To reflect updated market activity or pricing, you will need to create a new CMA.

The AUTOPROP CMA tool is included for members of:

  • GVR

  • CADREB

  • BCNREB

  • VIREB

  • VREB

  • AOIR
